Questions To Ask Your Realtor Before Hiring Them
…and answers from your favorite agent, Rachel 😉
When hiring your realtor, it’s essential that you’re a good fit so the selling or buying process runs as smoothly as possible! We’ve compiled a script for you to steal when chatting with your potential realtor.
“Hi! Thank you for making time to chat with [me/ us]. I’m looking to [buy/ sell] and would love to get to know you better to ensure we’re a great fit. I have a few questions to ask before making my decision.
1. How long have you been a real estate agent? I’m coming up on my ninth year licensed in September 2024, however I’ve been working in real estate since 2014 when I first started as an administrative assistant to a realtor!
2. Do you do real estate full time or part time? I am a full-time real estate broker.
3. How will we communicate throughout the transaction? Shamelessly, I’m a millennial and love texting or emails! However, I’m always happy to jump on a call or invite you to my Sneads Ferry office. If we ever need to do any virtual showings, I offer FaceTime, Skype, Zoom or anything in between.
4. Do you have a team behind you? I am a single agent, however I have a marketing director who handles all things marketing and social media so you can get the best experience possible when buying or selling.
5. How will I pay you? Recent updates in the National Association of Realtors (NAR) guidelines emphasize greater transparency in how real estate commissions are structured. Generally, the commission is paid at the closing of the transaction. For sellers, my commission is typically deducted from the proceeds of the sale and shared between the listing agent and the buyer’s agent. As a buyer, you usually don't pay my commission directly; instead, it is covered through the seller's proceeds. However, there may be specific circumstances where additional fees are outlined in our agreement. I will ensure you have a clear understanding of any costs involved before we move forward, whether you're buying or selling.
Thank you again for your time! I’m going to think about this tonight and get back to you by [timeframe]. Talk soon!”
A great bonus question to ask is, “Do you have any designations or awards on your resume?” Yes, I do! Some of which include: Coldwell Banker 30 Under 30 Winner (2023), Jacksonville Board of Realtors Top 50 Producers, Listing Agent of the Year (Runner Up - 2023), Coldwell Banker Sea Coast Advantage Best of the Best (Q1 2024), and more you can find on my LinkedIn!
